Due Diligence, Underwriting and Securitized Loan Pool Analysis Services
Carlisle Capital provides comprehensive commercial property and mortgage reviews and analysis that incorporate re-underwriting and due diligence services in support of our client’s acquisition of, or investment in commercial real estate and/or mortgage assets. In-depth analysis of securitized loan portfolios, with an emphasis on identifying distressed loans/collateral, and then assisting to develop and execute an action plan is handled under this service. The firm has an active practice in providing due diligence and underwriting services to investors in the B-Piece (non-investment grade) tranches of Commercial Mortgage Backed Securitization (CMBS) issues. Expertise includes all property types and sizes in markets throughout the US. Clients include public and private investors and owners. In executing assignments with investor clients, Carlisle Capital has worked closely with major investment banks and lending institutions, as well as local and national owners, property managers and organizations within specific markets with local market knowledge. Due diligence services are also provided on performing and non-performing whole loans, mezzanine loans, and existing commercial real property. Specific services under an engagement include:
- Preparation of a comprehensive plan for the due diligence effort being requested, customized to individual client requirements, including time frame for completion. Includes development of an analysis/report model as required.
- Collection of appropriate data and documents in support of the engagement.
- Inspection and on-site assessment of the property, including collection of relevant market data, undertaking broker and local interviews and determination of market trends.
- Review of credit quality and financial capability of borrowers, principals and tenants.
- Review of loan files and other documents (third party reports such as appraisals, engineering and environmental reports),
- Completion of re-underwriting (incorporating additional client approved stressing of the operating statement projections) and risk assessment components of the analysis/report model or template.
- Finalization of the comprehensive report, and submission to, and review with client of the findings, conclusions and recommendations.
